What Is a Tax Clearance Certificate?
A Tax Clearance Certificate (TCC) is an official document issued by the Federal Inland Revenue Service (FIRS) or the relevant State Internal Revenue Service confirming that an individual or company has fulfilled their tax obligations for the three most recent years of assessment.
It is essentially the government's way of confirming: this person or business has paid what they owe in taxes and is in good standing.
In Lagos State, TCCs for individuals are typically processed through the Lagos State Internal Revenue Service (LIRS), while companies are handled by the FIRS.
Why Is It Required for Land Transactions?
The requirement for a Tax Clearance Certificate in land transactions is rooted in Nigerian law. The Land Use Act and the stamp duty and consent processes that govern property transfers in Nigeria require proof of tax compliance at several stages.
Specifically, a TCC is required when:
- Applying for Governor's Consent to a deed of assignment or transfer of land
- Registering a deed at the Land Registry
